  • How do guests access the property
    Our managed properties utilise a keyless entry system. Guests will receive a code when they check in for their stay, which they can then use to access the property upon arrival. On check out from the property the code will expire and a new code will be generated for the next guest.
  • What locations do you offer your management services?
    We provide our services across England, Scotland and Wales.
  • How long does it take to get my property live?
    From an initial call, we aim to visit your property to perform a feasibility report on the property. If the property is suitable for our management services, we can have the property live within 7 days of the report. This will include a visit from our stager the set the stage and take photographs. If there is work required at the property, this can obviously delay getting the property listed. Timings would be on a case per case basis.
  • How do guests book and pay for their stay?
    Guests can book their stays across a number of online travel agents, direct booking platforms and commercial partners. Payments are taken via Simply Serviced prior to any stays. At the end of each month we pay our owners minus any expenditure, such as our fees, cleaning and laundry services etc.
  • What happens in the event of damage to my property?
    Upon booking a stay via Simply Serviced, guests are required to sign an agreement that states that they are liable for any damages to the property and will need to cover such damages.
  • Where do you list the property
    We showcase our managed properties on various online travel platforms like Airbnb and Booking.com. Additionally, our direct booking sites offer a fee-free option for securing reservations. Collaborating with corporate clients, we aim to boost your occupancy rate and income..
  • Can I book my property for myself, friends and Family?
    Yes, our owns portal allows you to book the property without raising an invoice for the stay. However upon checkout cleaners would be visit the property which you would be charged for in your monthly invoice.
  • What tax implications are there when operating serviced accommodation?
    We would recommend that you discuss this with your accountant. I would recommend that you seek advise on Capital Allowances. As you are operating the property as serviced accommodation I would also recommend discussing section 24 with your accountant.
  • Can you manage properties with Hot Tubs?
    Yes this is something we recommend. Properties that include hot tubs, tend to perform better than properties without. They also tend to rent out at a higher daily rate than similar properties without hot tubs. Hot tubs do require additional maintenance and as such would generate additional costs.
  • What happens during onboarding?
    During our onboarding process, we conduct an assessment to determine the suitability of your property for short-term lettings. The following points outline this process: Following our initial discussion, we will schedule a site visit to evaluate the property's readiness for serviced accommodation. This evaluation may involve assessing the need for furniture, decor, and potentially refurbishment. If refurbishment is necessary, we will discuss the requirements with you and present a detailed work schedule. You have two options at this stage: we can oversee the refurbishment process on your behalf or you can engage a suitable builder for the job. For your property to be listed, having wifi installed is crucial. The wifi will serve your guests and facilitate keyless entry systems into the property. Once the property is prepared for listing, we will add it to our management system. This will entail listing the property on various online travel platforms and our direct booking portal. Upon completion of these steps, we can set a launch date to begin generating passive income for you..
  • How much does onboarding cost?
    Our fee for onboarding is £950. This amount covers the following services to get you live. Feasibility Report Stager and professional photographs Initial clean System setup
  • Can I put pods on my land?
    The short answer is yes, however there are a few requirements you would need to cover before moving forward. Firstly you would need planning permission for your glamping site Next you would need to consider services onto the site, paths and driveways etc. We have teamed up with The British Pod company, who can guide you through this process and get you setup and ready to go.
  • Can you manage my glamping site?
    Yes, we provide a service to land owners who want to diversify and generate a passive income. We know that most landowners are busy with their day to day work loads. Our fully managed service allows you to sit back and enjoy the income generated from a glamping site, without the hard work required from the endeavour.
